The mortgage has been growing very fast in Korean financial market. In the third quarter of 2006, commercial banks holds mortgage loans of 206.9 trillion Korean Won, which is 32% of total loans provided by commercial loans. This paper investigates on the recent trends of mortgage business in the domestic housing market. By studying foreign countries' experience, the paper leads to the issues for the improvement of Korean mortgage market.
Compared with those in other countries, Korea mortgage market has developed moderately in volume, but the quality of mortgage loans requires constant efforts in the respect of developing mortgage structures and of constructing operation systems. The financial supervisory authority has guided to lengthen maturities of housing loans and to introduce the amortization. In addition, the DTI regulations are imposed in order to control the market demand of housing. It is believed that advanced risk management system and coordination amongst market participants are required to build a sound mortgage financing system in Korea.
