The proportion of apartment is 47.7% in 2000 and the apartment is preferred housing type for the middle class people. As residential segregation is being proceeded by income, housing and residential area is becoming symbols of inhabitant’s class and status.
The purposes of this study are to analyse the characteristics of apartment housing culture, to specify the problems and to suggest the desirable direction of housing culture. It is important to understand the urban social phenomena and inhabitant’s consciousness. The household sample were selected from Seoul, Bundang and Cheongju. The research sample includes from 20 pyong(66㎡) to 55 pyong(181.5㎡), including one site of public rental housing.
The components of housing culture includes physical characteristics, behavioral pattern and inhabitant’s consciousness. The critical characteristics of apartment are site arrangement and a design of housing unit. To analyse the characteristics of housing consciousness, statistical factor analysis method is used and six factors were drawn. Behavioral pattern is composed of three parts, residential choice, residential mobility and neighbor relation.
Most important factors of apartment choice are safety and convenience of housing maintenance. The ratio of respondents with future plan to other place is 35.3%. The average residential term of apartment residents is relatively short than single detached housing. The higher educational level is, the more importantly regarded educational environment is. But less educated people consider traffic convenience and neighborhood facilities more importantly. Apartment residents have strong preference for apartment to any other types of housing, but they don’t regarded apartment as ideal type.
Each boundary of apartment site is defined by planned road and it is bring cause the closing consciousness of apartment’s residents. Apartment residents regard only their apartment as “our community”. The uniformity and closing physical characteristics are related with the resident’s consciousness.
The inhabitants of apartment have strong norm of housing possession and regard residential environment more importantly than housing itself. They importantly consider privacy and feel homogeneity with neighbors.
Making a community consciousness and open relations with neighbors, size of housing unit never exceed 1000 units. Consciousness of community, corporation and participation are differed by the type of composition. When estate is composed by only small housing or public rental housing, ratio of participation is high but satisfaction with neighbors is very low. To mix extremely large housing and extremely small housing is not desirable for neighbors relation. Inequality of class is higher, dissatisfaction of neighborhood is higher. In the public rental housing and small housing, sense of community and ration of participation is high but settlement consciousness is very low.
The housing consciousness of apartment residents is ambivalent. They have sense of community and also have solidarity with neighbors in relation to housing price. They have homogeneity and discriminate with different educational level, housing size etc Apartment residents regard the housing as their social and economic status and high income class have tendency to show off their social status reflected by where they live. When they choose of housing, they have great importance street or block and brand name. Another important characteristics are family-centered attitude and nonconcern with neighbors.
