Abstract

Chonsei is an unique rental contract system in Korea. Instead of paying monthly rent, tenants deposit lump-sum money equivalent to over a half of housing price to house owners for the rental contract period. Once the contract is over, the landlords should give the money back to the renters; instead, the use of money during the contract period depends on the landlord’s disposal. During the time of escalating housing price and high interest rates, both the renters and landlords have favored Chonsei contract rather than monthly rent. The tenants prefer Chonsei because they don’t need to pay rent on a monthly basis, and they tend to consider Chonsei deposit money as a mandatory saving or the seed money to buy a house in the near future. Besides, landlords also favor Chonsei because collecting rent every month rent is cumbersome and has default risk. (The rest omitted)
